The Offer Makerz Process

The Offer Makerz Process is designed to be simple, straightforward, transparent, and hassle free.  Our goal is to educate, provide options, and to determine if one of the options we offer will meet your unique needs.  Even if we don’t end up buying your home, we are happy to provide information to help you make the right decision for yourself and your situation.

We believe the best things are simple and straightforward.  That’s why we’ve broken our process of working with home owners into 4 easy steps:

1.  Contact Us
We make it easy!  You can call us at (434) 208-1983, send us a text message, shoot us an email, or fill out our contact web form.  We do our very best to answer all calls.  If you do have to leave a message, we’ll call you back promptly!  Whether you contact us by text, email, or web form, we’ll get right back to you to learn more about you, your home, and your situation to determine the best way we can help you.

2.  Schedule an Appointment
We’ll schedule a convenient time to meet with you at your home.  This will give us the chance to meet you and do a quick visual inspection of the property to determine if any repairs or improvements are needed.  This usually only takes about 30 minutes or less depending, on the size of your home.

3. Offer
An offer to purchase will be presented to you for your review, in most cases within 48 hours of seeing your home. We will explain all of the terms of the offer. We buy properties in as-is condition, with no repairs or formal inspections, so all of the costs to repair or improve the home, as well as all other costs we will incur, will be factored in to the offer. That means the price we offer is the price you get paid, minus any taxes you owe or mortgages or liens that must be paid at closing.  There are no hidden fees, realtor fees, or any fees of any kind. Once we agree on a price you will sign a purchase contract with us and we can move to closing.  The contract can either be signed in person or electronically using an electronic signature program.

4. Close
Once we have a signed contract with you, we’ll send the contract to our attorney.  He will research the title to see if there are any liens or judgements that need to be paid.  A closing statement will be created that shows exactly how much money you will be receiving after the closing takes place.  We can review this document with you in as much detail as you’d like.  This ensures there are no surprises or hidden fees – you have full visibility of the money you’ll be receiving before you sign the closing papers.  Once the closing is complete, the attorney will record the deed and you will receive your funds as a cashiers check or by wire into your bank account.

The whole process can be completed in as few as 7 days or, if you need more time, can happen over the course of weeks or even months, based on your situation and your desired closing date.
